Farmers Branch Commercial Cleaners Who Bring Tired Floors Back
Nightly janitorial paired with real floor work, from refinished vinyl tile to scrubbed concrete and extracted carpet, so the offices and warehouses along LBJ Freeway look looked after again.
How we run every building
Floors on a plan
Burnishing, refinishing and extraction set on a calendar instead of waiting for a complaint.
Crews who come back
The people who learn your building are the people who keep cleaning it.
Gear rides with the crew
Floor machines, carpet units and every bottle of cleaner come off our van, not out of your closet.
Work around your doors
Evenings, overnight or weekends, whenever the building is empty.
A crew lead you can reach
Call the person who knows your floors, not a switchboard.
How We Get Your Building on Track
Talk it through
Call and tell us what kind of building you have, how big it is, what the floors are made of and what about its appearance has been getting under your skin, and we will ask the questions that matter for pricing.
Look at it together
We come out and walk the space with you, paying close attention to the floors and the traffic patterns, or if a visit does not work we put the numbers together from what you tell us on the phone.
Get the scope and price
You get a free written quote that lays out the nightly tasks, the floor work and how often each one happens, so you know exactly what the building is getting.
Reset, then keep it up
We usually start with a deep clean or floor job to bring the space back, then the regular crew takes over on the agreed schedule and keeps it from sliding again.
Why Building Managers Hand Us the Keys
You are trusting people with your building after everyone has gone home, so it makes sense to know who they are, whether they are covered and whether they show up with what the job needs.
Bonded and insured crews
Our people carry bonding, and the work itself sits under a liability insurance policy. Owners and leasing offices tend to ask about that before they pass along a key ring and an alarm code, and the answer is yes.
The same people, night after night
We keep the same crew on your account wherever we can, so they learn which floors need extra attention, how the alarm works and what you like done a certain way, and they get better at your building every week.
We bring the equipment
Auto scrubbers, burnishers, carpet extractors, electrostatic sprayers, HEPA vacuums and the chemicals to run them all come with the crew, so you are not buying machines or storing supplies for us.
Lots of tile, lots of traffic
Older office buildings around town still have long runs of vinyl tile in hallways and break areas, and those floors respond well to a proper strip and refinish.
Concrete that works hard
Warehouses near the interstates take forklift and truck traffic all day, and regular scrubbing keeps that concrete from turning gray and slick.
One crew lead, every town
Whether you are in Coppell or Richardson, (214) 972-0130 reaches the same people who will be looking after your floors.

See if a crew can reach your building: (214) 972-0130Your Floors Can Look Like Somebody Cares Again
Dull tile, gray carpet lanes and concrete covered in tire marks make a building look neglected even when the rest of it is clean. A proper floor job and a crew that keeps it up afterward changes how the whole place feels when people walk in.

What is your method for cleaning warehouse concrete?
Auto scrubbers do the heavy lifting: solution goes down, spinning brushes work it into the concrete and a squeegee and vacuum pull the mess off the floor right behind them. Ride-on machines handle long aisles and walk-behind units get into tight spots around racking. We plan the work around your shifts so the floor stays usable.
Can you spray electrostatic disinfectant around computers, staff and visitors?
Yes, as long as it is done properly. Only EPA-registered products are used, each one by its label directions, the mist goes down as a light, even coating rather than a soaking, and most buildings have it applied after hours so nobody is around and everything has dried by morning.
What does commercial cleaning cost, and how do you figure the price?
There is no one number, because no two buildings match. Size, restroom and breakroom count, what the floors are, how many people come and go and how often we visit all shape the price. You get a free written quote after a walkthrough or a detailed phone call, and there are no extras added later.
How does electrostatic disinfection actually work?
The sprayer gives each droplet of disinfectant an electric charge as it comes out of the nozzle. Charged that way, the droplets get drawn in by whatever is nearby and curl around it, so they coat the sides and undersides of things like chair arms and door handles, not just the part facing the sprayer. We follow the product label, including how long the surface needs to stay wet.
If the crew misses something, how do I let you know?
Call the crew lead on your account directly and tell them what was missed. It gets taken care of on the next visit or sooner, and the crew is told so it does not happen again. You will not be routed through a call center or asked to fill in a form.
What should I have ready so the price comes out right?
A ballpark on size, what goes on in the building, a count of restrooms and breakrooms, the floor surfaces and how many visits a week you picture. If you know the floors need refinishing or extraction, mention that too. A walkthrough fills in the details, but a good phone conversation often covers it.
Our carpet gets vacuumed nightly. When does it need more than that?
Most offices do well with extraction in the busiest areas a few times a year and the quieter rooms less often. Entry areas and hallways that see constant traffic may need it more. Regular vacuuming on your nightly schedule stretches the time between deep cleanings quite a bit.
Buffing, burnishing and stripping all sound the same. How are they different?
Stripping takes all of the old finish off down to bare tile so it can be refinished from scratch. Buffing is a slower machine polish that cleans up the surface between bigger jobs. Burnishing spins a pad very fast to heat and harden the top layer of finish into a high gloss, and it is what keeps a fresh floor looking wet between strips.
Can any of the cleaning happen with our doors open?
Yes, some work can be done during the day, especially with a day porter handling restrooms, lobbies and spills. Heavier jobs like strip and wax, scrubbing and carpet extraction are better done after hours or on weekends, and since our crews work around the clock we can schedule them whenever the building is quiet.
Run by People Who Actually Push the Machines
Farmers Branch Commercial Cleaners is the kind of outfit where the crew lead knows the difference between a floor that needs burnishing and one that needs stripping, because floor work is what this crew does week in and week out. We clean buildings the way we would want ours cleaned, and we pay special attention to the floors, because that is what people notice first.
